We have built a practice that brings together, under one standard of rigour and quality, building engineering in its broadest sense and the coordination of business activities that every homeowner community is required to manage.
Jorge Muñiz, a building engineer registered with CATEB under number 14.822, personally leads every commission from our office at Gran Via de les Corts Catalanes 608, 5th D, Barcelona. Since 2018, more than 2,000 property valuations completed, along with an extensive record of refurbishment and management projects for communities across the province.

Homeowner communities are the operators of a workplace in their common areas and have the same obligations regarding the coordination of business activities as any company. Non-compliance exposes the board to penalties and civil and criminal liability. We manage it from start to finish.
Royal Decree 171/2004 establishes that the operator of a workplace —the homeowner community— must ensure that every company working on its premises complies with health and safety regulations. Penalties range from €2,046 to €819,780.
Royal Decree 171/2004 develops article 24 of Law 31/1995 on the Prevention of Occupational Risks, establishing that the operator of a workplace must ensure that contracted companies comply with health and safety regulations. Homeowner communities are the operators of their common areas. There is no exception.
Failure to meet coordination obligations can lead to penalties of between €2,046 and €819,780, as well as joint civil liability for injuries or deaths in common facilities.
